Non-resident owners: your Ibiza property looked after while you live abroad
Many owners in Ibiza live in another country or on the Spanish mainland. We give you what matters most: a local contact who actually answers, information in your own language, and the reassurance that your property and your community of owners are looked after all year round.
What we take care of for you
Living abroad should not mean finding things out late and second hand. This is what we cover:
- Service in Spanish, English and German, by phone, email or WhatsApp.
- General meetings by video call with live translation, so you understand what is being voted on as it happens.
- Proxy voting and representation at the meeting if you cannot attend.
- Your community's paperwork available online from any country: notices, minutes, accounts and budgets.
- Service charges collected by direct debit, with a heads-up by email or WhatsApp before each payment goes out.
- A local point of contact for anything that comes up at your property, with trusted trades on the island.
How it works in practice
The first step is simple: you tell us which language you would rather we write in, and from that moment everything reaches you in that language.
You receive the notice of each general meeting well ahead of the date, with the agenda and the supporting papers for every point to be discussed. Once the meeting is over, you receive the minutes.
If you cannot be in Ibiza on the day, you have two options: appoint someone you trust to represent you and vote on your behalf, or join by video call when the meeting is held that way. Either way, your say counts.
Everything else is handled without you booking a flight. Service charges, special levies, repairs, building works and paperwork are all dealt with remotely, by someone on the island who knows your building. That is what owners value most about working with Administración de Fincas en Ibiza Rocío Serra: knowing who to write to, and getting a reply.
Frequently asked questions
Yes. You can appoint another owner or someone you trust, in writing, to represent you and vote on your behalf, and you can also join by video call when the meeting is held that way. We give you plenty of notice of every meeting so you can choose whichever option suits you.
Spanish, English and German. Not only day to day: at general meetings too, where we provide translation so you can follow the discussion and know exactly what is being voted on before you decide.
You receive the notice and the minutes of every general meeting, and you have online access to your community's documents from any country. We also let you know by email or WhatsApp about anything that affects you: approved special levies, works about to start, changes to the service charge or incidents in the building.
Yes. Service charges and special levies are collected by direct debit, and we tell you clearly what is being charged, when and what for. If your bank is outside Spain, we go through it with you so the direct debit works without surprises.
